Often more than owners expect, because a well-run short-let earns night by night instead of a flat monthly rent. It depends on location, size, condition and season, which is why we don't guess. Send an enquiry and you'll get a realistic revenue range for your specific property, with the assumptions shown, free.
Under our standard management service, no. Booking income varies with demand, pricing, availability, seasonality and other factors no manager fully controls. For selected properties, we may instead offer a fixed guaranteed rent under a separate company let agreement. Eligibility, rent, term and responsibilities are assessed and agreed separately after we have reviewed the property.
For selected properties, Straight Up Stays may rent the property from you under a separate company let agreement and pay an agreed fixed rent under that agreement. We then operate the property and carry the booking-performance upside and downside. It is not available for every property, and the rent, term, responsibilities, permissions and permitted use are agreed separately.
A simple percentage of booking revenue, so we only do well when you do. Your proposal sets out the exact figure and anything charged separately before you sign, and your statement will never show a fee your proposal didn't. No joining fee to enquire, and no charge for the estimate.
Faster than most owners expect. A furnished, ready-to-go property can be photographed, listed and taking bookings within a few weeks; properties that need preparation take a little longer. You'll get a realistic timeline with your estimate, and we coordinate the whole launch so it doesn't land on your plate.

Honestly, very little. Guests, cleaners, pricing and the calendar are our job. Most months your involvement is reading the statement and watching the payout land. You choose your own level beyond that: some owners love the detail, others just want August blocked out for the family.
It's rarer than you'd think. Guests are vetted where appropriate, house rules are clear, and the property is checked at every changeover, so issues are caught while they're small. In the unusual case something does happen, we document it and run the recovery process through the booking platform and deposit arrangements on your behalf.
Yes, as much as you like. It's your property. Tell us the dates you want and we block them in the calendar; plenty of owners keep their favourite weeks and let the property earn the rest of the year. We'll help you find the balance that suits you.
We manage suitable properties throughout the UK, powered by one central system, automated guest messaging with humans on top, and trusted local cleaning and maintenance partners. Whether your specific property is a fit comes down to demand, condition and costs, exactly what your free valuation assesses.
Don't rule yourself out yet. Many lenders grant consent for short-letting, specialist mortgage products exist, and lease terms vary more than people assume.
